Should I consider selling my home to an investor
That’s a great question and the answer is “that depends”. I am going to speak for myself as an investor for 20 years and give my perspective. There are upsides and downsides to dealing with investors when selling your Weston property. Obviously, as an investor we would need at some point in the transaction to be able to make money. Sometimes the money we make is upfront and many times it will be years down the road.
One of the advantages to dealingwith most investors is that they will make an all cash offer quickly and close quickly and not ask you to make any repairs.
About the only thing that they will need is a clear title at closing and the keys to your house. Many times on homes I have purchased over the years we can close in 5-10 days.
Another advantage in dealing with investors is most of us will work around your schedule as far as how long you wish to stay in the house. I have had people stay in the home I was buying for 3 months and I have others who leave prior to closing, it really is on a case by case basis and is driven by the needs of the home owner.
Another possibility that exists in large numbers here is Florida is a person has a home with no mortgage and they either wish to move or perhaps they have inherited it through an estate. In many of these cases the owner of the home is more interested in getting as close to market value for the property and doesn’t so much care about a fast closing or the repair issues. This type of owner many times would like to get some cash now and then stage payments for years to come, like an annuity in many ways. This type of transaction is very popular especially since many time an investor can pay full retail value for the home assuming the seller is willing to take some of the equity now and the balance over time.
Bottom line, a seasoned investor may by a consideration for people selling their home and should be considered in many cases.
